Pro tips on sealing homes

In the early stages of kicking off insulation before I make it a business eventually, and I want to make sure I build good habits right from the start. One thing I really want to master is properly sealing a house, not just packing in insulation, but making sure the whole system works as it should. For me, the attics have proven to be the trickiest part because of say the vents, ducts, wiring, and all the little gaps that sneak air in and out, it feels like sealing them up the right way is half science, half art.
Just help me out with smart approaches and tricks that can only be learned form experience

@purdil21 one tip for you that can save your back and budget. Get a powerful, bright work light and lower it right down into the rooms below. When you're in the attic, the light shining up through the little gaps and holes makes them immediately visible.
It turns air sealing into a simple game of Whack a Mole and you won't miss anything that way. It's a game changer for finding those sneaky leaks!

Use foam or caulk on all top plates, wire penetrations, and around light boxes before blowing or laying insulation, the insulation should be clear of soffit vents with baffles, and don’t forget the attic hatch, it’s a major leak point people miss

I would say, get a blower door test done on a few houses early on, even if you have to pay for it yourself so you can tell where air actually leaks and that'll teach you more than any guide
